First is the j<\/span>udicial scrivener<\/span><\/a>. That’s the licensed professional who handles the official ownership transfer registration with the Legal Affairs Bureau. We didn’t invent this role to sound official, it’s a real legal function in how Japanese property changes hands, and having one who’s used to working with overseas buyers means your paperwork gets filed correctly the first time.<\/span><\/p>\n

Second is escrow. Your money sits in a protected account until the deal is actually done, instead of going straight to the seller the second you hit send on a wire transfer. If you’re sending money into a legal system you didn’t grow up in, that one detail matters more than almost anything else here. You’re not just trusting us. You’re trusting a setup built so nobody can walk off with your deposit.<\/span><\/p>\n

You should understand from the start though, that registration at the Legal Affairs Bureau isn’t instant. It can take a few extra days if you land near a national holiday or close to fiscal year-end, when offices get backed up.
