Step 1: Get Our Exclusive Property List

Your journey starts with access to our exclusive database of properties that aren’t available on public websites. We send this curated list directly to you in an email newsletter. 

If a home catches your eye, you can simply reply to the email or message us on WhatsApp to inquire. We’ll promptly send back more detailed information and materials to help you learn more.

Step 2: See the Property

We offer flexible viewing options designed for overseas buyers. Our team can visit the property to create a detailed report with photos and videos on its condition, or we can arrange a live virtual tour with you on Zoom.

If you’re planning to visit Japan, we can also arrange in-person viewings, but we recommend paying a deposit to secure the property first, as it could be sold before you arrive.

Step 3: Make Offer and Secure Home

Once you’ve decided on a property, we’ll schedule a Zoom meeting to walk you through the entire contract process. The official contract is in Japanese, but for your peace of mind, we provide a supplementary document with full English explanations. 

To secure your home, a down payment of approximately 5% of the property price is required when you sign the contract.

Step 4: Close the Deal Safely

To guarantee a smooth and legal closing, our affiliated Judicial Scrivener handles all the official paperwork, including the ownership transfer registration. For your financial security, we use a reliable escrow service to protect your funds until the transaction is complete. 

On the final closing day, you’ll pay the remaining balance, and we’ll ensure the entire process is handled securely and efficiently.
