As Japan faces a rapidly aging population, the number of abandoned houses has surged, earning the country the reputation of a global “akiya nation.” Among these are many single-family homes that, despite having solid structure and asset value, remain neglected for years due to a lack of proper management or purpose. This growing issue is rooted in Japan’s cultural preference for new construction and the absence of a tradition of maintaining and passing down older homes. Such vacant properties are expected to increase further in the coming years.

Our founder, who once worked in local government addressing vacant housing issues firsthand, established Sumica after realizing how deeply wasteful it would be to let these homes continue to deteriorate. Motivated by this strong sense of mottainai—the Japanese belief in not letting valuable things go to waste—and drawing from his own success as an active real estate investor, he built a company grounded in practical, replicable expertise. Today, Sumica operates under a fully integrated, one-stop model that covers everything from property acquisition and renovation to leasing, management, and resale.

With over 1,100 vacant homes handled to date, we also provide full remote support for clients based overseas, helping them confidently purchase, operate, and sell properties in Japan from abroad.
