The “Golden Visa” Myth: Buying a House in Japan Won’t Get You Residency | Sumica Weekly Jan 28, 2026

This quick insight was originally published in our Sumica Weekly newsletter.

One of the most persistent myths we hear from overseas investors is the “Golden Visa” fantasy. The idea is that if you buy a cheap vacant home in the Japanese countryside, the government will automatically grant you residency.

The reality is quite different. Unlike some other countries, Japan does not offer a visa based solely on property ownership. You could purchase ten different houses here and still be limited to a standard tourist visa.

The only realistic pathway for many investors is the Business Manager Visa, but this is a serious commitment, not a loophole. It requires a legitimate business plan, a substantial capital investment (usually 5 million yen), and often a dedicated office space separate from your living quarters. Immigration officials frequently reject “home office” setups where the boundaries between life and work are unclear.

At Sumica, we help you navigate these realities. We can guide you toward properties that actually qualify as valid office spaces or tourism businesses, ensuring your investment supports a viable visa strategy rather than just a lifestyle dream.
