One of the most persistent myths we hear from overseas investors is the “Golden Visa” fantasy. The idea is that if you buy a cheap vacant home in the Japanese countryside, the government will automatically grant you residency.

The reality is quite different. Unlike some other countries, Japan does not offer a visa based solely on property ownership. You could purchase ten different houses here and still be limited to a standard tourist visa.

The only realistic pathway for many investors is the Business Manager Visa, but this is a serious commitment, not a loophole. It requires a legitimate business plan, a substantial capital investment (usually 5 million yen), and often a dedicated office space separate from your living quarters. Immigration officials frequently reject “home office” setups where the boundaries between life and work are unclear.
