Does a higher price tag guarantee a better investment? In Japan, the answer is often no. The real estate market here is a tale of two extremes.

On one end, you have the status assets: 5 million dollar luxury homes in central Tokyo. They are prestigious and relatively easy to buy, but they are sleepy investments, often generating yields as low as 2%. On the other end, you have the akiya market. You can find a vacant home in the commuter belt for $50,000, renovate it, and see yields hit double digits.

The luxury market relies on appreciation, while the akiya market delivers immediate cash flow. The only problem is the workload. Fixing foundations and managing renovations in a foreign language is a massive hurdle, and that is where most people get stuck.
